What we finance

What are you financing?

Choose your property or project to see the programs lenders use for it and what they look for.

All rates, terms, and sizing are indicative estimates for discussion only, are not a commitment to lend, and are subject to lender underwriting, appraisal, credit approval, and program guidelines in effect at application. Corin Commercial arranges loans as a licensed California real estate broker and is not the lender.

How it works

Tell us about the deal once. We take it to the lenders.

  1. Share the basics

Property type, loan amount, income and timing. The qualifier takes about a minute, or you can talk to an advisor first.

  2. We match programs and lenders

A licensed advisor reviews your numbers against HUD, SBA, CMBS, agency, bank, debt fund and private lending programs.

  3. We package and shop the loan

We prepare a lender-ready file and request terms from the lenders most likely to fit your deal.

  4. You choose, the lender closes

We compare the terms lenders put forward and help you decide. The lender makes the credit decision and funds the loan.

Loan sizer

Size your loan before you talk to anyone.

Choose an asset class and enter a few numbers. Compare indicative HUD, SBA, CMBS, agency, bridge, construction and hard money structures side by side, with rate, lender fees, closing costs and our estimated advisory fee broken out. An advisor confirms every figure with lenders.

Why a broker

We work for you, not for one lender.

A bank can only offer its own loans. We compare the programs and lenders that fit your property, then help you negotiate the terms.

  • More than one lender's credit box

HUD, SBA, Fannie Mae, Freddie Mac, CMBS, banks, debt funds and private lenders. We explain which structure fits and why.

  • Specialists in harder assets

Senior living, hotels and construction are underwritten on operations and plans, not just the building. We know what those lenders ask for and package it up front.

  • Every cost on the table

Our estimates show rate, lender fees, mortgage insurance, third-party costs and our advisory fee as separate lines, so you can compare the all-in cost.

  • Licensed and accountable

Corin Commercial, Inc. is licensed by the California Department of Real Estate. You receive a Mortgage Loan Disclosure Statement on every loan we arrange that is secured by real property.

Questions

Questions borrowers ask first.

Are you a lender?

No. Corin Commercial is a real estate broker, not a lender. Lenders make all credit decisions and fund loans as lender of record. Corin never holds, transfers, or disburses loan funds and does not service loans. Because we are not tied to one lender, we can compare programs and terms across many.

How do you get paid?

We may be paid an advisory fee by you, compensation from the lender, or both, only as agreed in writing. Our sizer shows our estimated advisory fee as its own line, and on loans secured by real property every amount we receive, including lender-paid compensation, appears on your Mortgage Loan Disclosure Statement. How we are paid

Does starting affect my credit?

No. The qualifier asks about the property and the loan, not your Social Security number, and starting does not involve a credit check. If you decide to apply, the lender may check credit with your authorization.

What do I need to get started?

The property type, the loan amount you have in mind, current or projected income and your timing. An advisor will tell you which documents the lenders that fit your deal will ask for.

How long does financing take?

It depends on the program. Private and bridge loans can move in weeks, SBA and agency loans usually take a few months, and HUD loans take longer. Timelines are typical ranges after a complete file and are subject to lender approval, appraisal, title, and diligence. They are not guaranteed.

Do you handle construction draws or hold loan funds?

No. The construction lender funds the loan and administers draws. Corin has no role in draw requests, inspections or lien waivers, and never holds, transfers or disburses loan funds.

Which loan is right for my property?

It depends on the asset, its income, your hold period and how fast you need to close. Start with the sizer to compare structures, or send the basics and an advisor will map the options.
